David Coughlin, 40, is a property expert with a portfolio worth in excess of £12 million, which he has built over the last 7 years. Alongside his personal portfolio of over 100 properties, Dave also runs the hugely successful HBF Investments, Homes Bought Fast, The Commercial Bar, Hotel and Restaurant in Chester and The Northern Bar, Manchester. He is currently putting the final touches on his latest project and will be unveiling The Laugh Inn (a comedy club) in Chester in the next few months. This is one very successful and driven businessman looking to build his empire and retire in the sun as early as possible!
Before entering the property world, David worked for over 15 years within Blue Chip companies such as United Biscuits and Mars/Masterfoods. The experience here was invaluable but he wanted to run his own business and consequently in 2005 decided to quit the commercial world and focus on building his own property portfolio. After a short spell as an affiliate at UK Property Buyer, A Quick Sale, Dave went onto set up his own business Homes Bought Fast in 2006 (www.homesboughtfast.co.uk), which then led to the creation of HBF Investments (www.hbfinvestmentproperties.co.uk) in 2008.
In David’s eyes, property is a simple numbers game; a percentage of the UK housing market need to make a quick sale in order to bring change into their lives and in order to do this they need to release funds and selling their property is often the simplest method. This is where HBF step in; they can offer a sale within 6-8 weeks versus 6-8 months with estate agents making a win-win situation for all. The homeowner will make a quick sale and the investor will get a great BMV deal (most of the properties they source are 20-25% BMV). HBF Investments are currently selling between 5-10 properties a week and this entrepreneur is looking to double these numbers over the forthcoming months.
As David himself says: “You make your money when you buy, not when you sell. If you’re serious about property investment you need to buy bread and butter properties in areas that rent out quickly at a profit.”
His portfolio is Northern-centric with properties mainly in the North West, Cheshire, Merseyside, Manchester, Lincolnshire, Bracknell and Burton-on-Trent.
David’s Top Tips for Property for Investors and Vendors:

Don’t over-complicate property investment; firstly aim to buy with a 25% discount and ensure your rents cover your mortgages by at least 150%.

Buy in areas that rent out quickly - established properties in established areas will decrease any chance of risk, and these homes which will hold their value and re-sell quickly. Only buy a property that you know you can rent out at a profit.

Avoid new builds and buying off plan. New build properties are often overvalued and make less rental profits and off plan is more of a gamble than an investment.
