What is a 'Ready Made Deal'?

 

Ready Made Deals are fully qualified packaged properties offered for sale to our Investors with the entire sales progression managed by HBF Investments on your behalf. Essentially we provide a turn-key property purchase system for our Investors.

Packaging
  • Below Market Value price already negotiated with vendor.
  • Internal and external photographs provided.
  • Property condition report provided.
  • Background information regarding sale and any existing tenant.
  • Properties often provided in tenanted and Ready to Let condition.
  • Full property management provided.
Sales Progression
  • We obtain the best possible mortgage products through our Panel Brokers – all you have to do is sign paperwork.
  • We instruct and remain in constant contact with solicitors until completion – all you have to do is sign paperwork.
  • We handle and resolve any issues which surface.
  • We aim to complete your purchase within 6-8 weeks.
  • We instruct and manage letting agents on your behalf.

Where do we source our property deals?

 

HBF Investments sources properties at discount prices directly from homeowners who require a quick sale. We also source repossessed and distressed properties, including and portfolios of properties, directly from mortgage lenders, new build developers and their agents. The properties we source are off-market and are exclusively available only from HBF Investments.

Do you offer Sale and Rent Back 'Ready Made Deals'?

Since July 2009 the FSA regulated the Sale and Rent Back market. HBF Investments is working in partnership with regulated companies and is able to provide Sale and Rent Back properties to Investors from time to time.

The Financial Services Authority (FSA) now regulates the sale and rent back market in the UK.  We work with companies that are interim-authorised by the FSA to carry out all sale & rent back activities.  We are not authorised to undertake regulated Sale and Rent Back activities but the regulated firm that we introduce you to should be able to offer a suitable sale and rent back solution, if that is the right option for you.

Am I able to view these properties?

 

Yes. Investors are able to view a property at any time throughout the sales progression process. Investors have a 5 day ‘cooling off period’ in which to view the property and to request a full refund if they decide not to proceed with the purchase of the property at the agreed price. We also provide Property Condition Reports plus internal and external photographs online to enable our Investors to make their decision to buy a property should they be unable to view. Please refer to our Terms and Conditions for further information.

Can I use my own solicitor and broker?

 

No - we use a specialist panel of solicitors and mortgage brokers and we have a highly qualified internal team. This ensures that we drive through all our completions efficiently and that very few of our deals ever fall out of bed.

What are the costs?

 

  • You pay a Reservation Fee immediately on agreeing to buy a Ready Made Deal. This fee varies depending on the property that is for sale and the fee will be specified and agreed with you with our sales agent at your time of purchase.
  • You have to pay your legal fees and also the vendor’s legal fees. We will pay these fees for you directly to the solicitors from your Reservation Fee.
  • You have to pay a RICS valuation fee immediately and you pay a broker fee on successfully obtaining a mortgage offer. You will either pay these fees directly to the mortgage broker or we will pay them for you from your Reservation Fee and we will advise you of this at the time.
  • In some circumstances, you may have to pay additional Stamp Duty depending on the purchase price of the property.

How do I pay the Reservation Fee?

 

We accept all major credit and debit cards but there may be a charge for this. You can also pay by cheque and by BACS payment from your bank. Please make cheques payable to HBF Investments Ltd.

Are there any conditions?

 

We insist on you using our panel mortgage brokers and solicitors. We have assembled an experienced team who handle the legal’s and financing for fast completions.

Can I track my Ready Made Deals?

 

Once you are registered as an Investor and are logged-in to our site, you will have access to a personalised ‘My Deals’ section on the website which lists all the deals you are buying, deals you have completed on, and also tracks 50 of the most recent deals you have registered an interest in by clicking ‘I am interested’.

Further developments are planned but My Deals keeps all your activity in one easy to access place.

What is the step by step process I go through to buy these Ready Made Deals?

 

Register
Begin your registration as an Investor via the simple online form .
Once this is activated you will have access to all our ‘Ready Made Deals’ online and receive regular updates via email of all the new deals we have going through.
Find a property
See a property you wish to purchase? Simply register your interest online by clicking ‘I am interested’.
In general, properties are allocated on a first come first served basis. When you are accepted for a deal, we will contact you to discuss the deal in more detail and ascertain your ability to proceed in the timescales required.
You then have 24 hours to decide to buy the deal
You must act quickly and do your due diligence and check the mortgage deals available to you through your HBF Investments panel broker. We give you 24 hours to decide if you want to buy the property.
All our ‘Ready Made Deals’ must be purchased using a HBF Investments panel broker. Simply check the best mortgage deals available to you with the broker and decide if you want to purchase the deal or not. If you are not already registered with one of our panel brokers we help you do this quickly.
Reserve your property
When you agree to buy a property you will be required to pay us the Reservation Fee immediately to reserve your deal.

Credit or debit card is quickest but there may a charge for this. You can also pay by cheque and BACS - please make payable to HBF Investments Ltd.

Investors have a 5 day ‘cooling off period’ in which to view the property and to request a full refund if they decide not to proceed with the purchase of the property at the agreed price. Refunding of Reservation Fees will revert to standard HBFI Terms and Conditions after the 5 day ‘cooling off period’ expires. The RICS valuation must be carried out and/or instructed within 7 days of Investor reserving the property. The RICS valuation will be non-refundable in any circumstances. Please refer to our Terms and Conditions for further information.
Sales Progression

You must register with our panel solicitors and brokers to buy our “Ready Made Deals”. We will refer solicitors and brokers on your behalf and they will sent instruction paperwork direct to you.

HBF Investments will then drive your purchase through to completion. We will be working closely with you, your panel broker and panel solicitor to achieve a completion as quickly as possible.

You will have a dedicated HBF Investments contact who will help you through the whole process from initially registering your interest to completion of purchase.

It is vitally important that you return all the mortgage application forms, legal documentation and any other information requested by your panel broker and panel solicitor as soon as possible. This is necessary to ensure completions take place within 6-8 weeks as promised to the vendors as delays increase the chances of sales falling out of bed.
Completion

On completion you will be sent completion statements from your solicitor and from HBF Investments. We will also advise you on arrangements to pay your deposit.
